What's the minimum days for this type of eviction?

i live in arizona, and i've lived in this house taking care of the owners father for 10 yrs, 6 yrs ago the brother got out of prison & moved in also. the owner don't want him there, but don't want to be the bad guy to kick him out. this guy is a liar, thief, moocher, has brought riff raff in at all hours of the night, he is a known drug user/abuser, and he hasn't paid for anything not even his own food, wont help around the house(he's useless). the sister/owner wants me to sign a lease with option to but, and 1/2 of monthly rent paid going to the purchase of house and property. this guy has no rights to the house his sister bought it out right, he has no rental, or lease agreement with the owner. i jest want to get him out legally asap. i know that there are different time frames to evict someone, but i jest can't get the info i need. thank you PLEASE HELP
